Curaçao combines tropical temperatures with a pleasant fiscal climate. Furthermore, the prices of real estate are, relatively speaking, very decent. The Private Foundation
Following the Anglo-Saxon Trust, The Private Foundation (the so-called Stichting Particulier Fonds (SPF) has existed on the Netherlands Antilles since 1998. You can put up and set aside capital in this Foundation, which makes it exempt from capital transfer tax.
Purchase and residency
Every non-resident can buy a (holiday) home on Curaçao. Permanent residency is subject to certain conditions.
Transfer tax
Transfer tax is 4% of the purchase price.
The treasury on Curaçao
The local treasury imposes a (land) tax on real estate. The rate is 0.6% annually of the economic worth of the residence. There is no income tax on Curaçao with permanent private residency. Curaçao does not have a ratable value.
Rent
When renting the second home on Curaçao, the 65% income tax rate applies on rental income. Maintenance costs and other costs related to the rental are not deductible. Interest and financing costs are fully deductable, provided there is rental income.
Sale
Capital profits of the sale of a second home on Curaçao are not taxable. There are no tax-free capital profits when the second home is part of a company/partnership.
Moving
Personal belongings and a car can be imported duty-free, provided you have a work- or residence permit. You must be able to prove that your goods are personal property on the basis of invoices dated more than 6 months ago.
